Short Assured Tenancy(SAT)

Short Assured Tenancy (SAT) is a type of residential tenancy agreement which is recognised under the Housing (Scotland) Act 1988. It is the most commonly used tenancy agreement in Scotland and is used to provide tenants with security of tenure. This type of tenancy is particularly popular with landlords as it provides them with the flexibility to end the tenancy agreement early, should they wish to do so.

The purpose of a Short Assured Tenancy is to provide the landlord with greater flexibility and control over the rental property and to protect the tenant from landlord harassment. The scope of the tenancy is that it must be for a minimum period of six months and that the landlord must provide the tenant with notice before they can end the tenancy agreement. The tenant must also pay rent in advance and must abide by all the terms of the tenancy agreement. The landlord must also maintain the property in good condition and should not interfere with the tenant’s right to quiet enjoyment of the property.
