Regulated Tenancy (RT) is a type of tenancy agreement in the United Kingdom that applies to certain assured tenants. It provides tenants with greater security of tenure than other forms of tenancy, as it limits the landlord’s power to end the tenancy or increase rent. It is available to tenants who have a legal agreement with their landlord that was signed before the 15th of January 1989, or who have had a succession of tenancies at the same address since before then. The purpose of Regulated Tenancy is to provide tenants with greater security and stability in their home, as well as a greater degree of protection from rent increases or eviction. The scope of Regulated Tenancy includes a number of rights and obligations for both the landlord and the tenant, such as the tenant’s right to receive written notice before being evicted, and the landlord’s obligation to maintain the property in accordance with the tenancy agreement.
