Sinking Funds(SF)

Sinking Funds (SF) are funds specifically set aside by landlords or homeowners in the UK housing market to cover the cost of future repairs and maintenance. The purpose of these funds is to ensure that sufficient resources are available to cover these costs without having to resort to borrowing or other forms of financing. SF may be used to cover the cost of major repairs, such as roof repairs, or regular maintenance, such as window cleaning. SF can also be used to cover large capital expenses, such as the replacement of a boiler or an external wall. The scope of SF can vary depending on the size and complexity of the property, as well as the financial resources of the landlord or homeowner. SF should be monitored and managed carefully to ensure that sufficient resources are available when needed.
