Fair Rent(FR)

Fair Rent (FR) is a system of rent control that applies to privately-rented properties in the UK. It is a government-set maximum rent level, which is fixed for a set period of time and cannot be increased without explicit permission from the local authority. The purpose of Fair Rent (FR) is to ensure that the cost of renting privately-owned accommodation is affordable and does not exceed the local market rate. It is intended to prevent landlords from taking advantage of tenants by charging excessive or exploitative rents. The scope of Fair Rent (FR) applies to properties that are subject to a regulated tenancy agreement and is based on the local market rent for similar properties in the same area. It is important to note that Fair Rent (FR) does not apply to properties that are exempt from rent control, such as those with a short-term tenancy or those that are let out as holiday accommodation.
